Why tilt-panel wins.

For a 2,000–10,000 m² warehouse on a flat compacted site, tilt-panel construction beats steel-frame-and-cladding on three fronts:

Where it loses.

1. Soft or sloping ground

Tilt-panel needs a flat, level, well-compacted slab to cast and lift from. If your site has fall, perched water, or expansive clay, the slab works alone can cost more than the equivalent steel-frame foundation pads. We've seen sites in Logan and Ipswich where ground improvement turned tilt-panel from 8% cheaper to 15% more expensive than the steel alternative.

2. Smaller buildings

Below about 1,500 m² gross floor area, tilt-panel's economy-of-scale evaporates. Portal-frame steel with single-skin cladding is often 10–20% cheaper for small workshops and bulky-goods retail.

3. High-bay storage

Above 12m eaves height, tilt-panel gets expensive — taller panels, thicker reinforcement, heavier cranes. Pre-cast concrete columns with insulated panel infill, or a steel portal frame, both start to look better.

4. Tight or constrained sites

Tilt-panel needs casting beds — usually the slab itself — and crane access. Inner-city industrial sites that can't accommodate a 250-tonne crane lose this option fast.
