Why tilt-panel wins.
For a 2,000–10,000 m² warehouse on a flat compacted site, tilt-panel construction beats steel-frame-and-cladding on three fronts:
- Programme. Panels are cast on-site flat, lifted to vertical, and braced. A typical 5,000 m² shed has its envelope up in 3–5 weeks once slab and panels are cast.
- Thermal mass. Concrete walls give passive thermal performance that lightweight cladding can't match — relevant for chilled storage and certain manufacturing tenants.
- Fire and impact resistance. Concrete panels easily meet boundary fire separation, and forklift impact damage on portal-frame steel is a constant headache that doesn't apply to concrete.
Where it loses.
1. Soft or sloping ground
Tilt-panel needs a flat, level, well-compacted slab to cast and lift from. If your site has fall, perched water, or expansive clay, the slab works alone can cost more than the equivalent steel-frame foundation pads. We've seen sites in Logan and Ipswich where ground improvement turned tilt-panel from 8% cheaper to 15% more expensive than the steel alternative.
2. Smaller buildings
Below about 1,500 m² gross floor area, tilt-panel's economy-of-scale evaporates. Portal-frame steel with single-skin cladding is often 10–20% cheaper for small workshops and bulky-goods retail.
3. High-bay storage
Above 12m eaves height, tilt-panel gets expensive — taller panels, thicker reinforcement, heavier cranes. Pre-cast concrete columns with insulated panel infill, or a steel portal frame, both start to look better.
4. Tight or constrained sites
Tilt-panel needs casting beds — usually the slab itself — and crane access. Inner-city industrial sites that can't accommodate a 250-tonne crane lose this option fast.
The numbers at a glance.
For a benchmark 5,000 m² warehouse in southeast Queensland, single-tenant, flat compacted site, 9m eaves:
- Tilt-panel: AUD $1,150–$1,350 / m² envelope cost (2026 prices, ex-fitout). Programme: 14 weeks to lockup.
- Steel portal + sandwich panel: AUD $1,000–$1,250 / m² envelope cost. Programme: 16 weeks to lockup.
- Pre-cast panel + steel roof: AUD $1,250–$1,500 / m². Programme: 12 weeks to lockup (panels delivered ready).
The tilt-panel number is close to the steel-frame number on cost — its real win is the programme delta, which for a single-tenant build delivering to a pre-let can mean 6–8 weeks earlier rent.

- Eaves height and clear-span requirements.
- Tenant fit-out brief — chilled, racking heights, dock-leveller count, vehicle types.
