The four feasibility tests.
Before you fall in love with a warehouse, run it through four screens. If any one fails, the conversion probably isn't worth doing:
- Floor-to-floor heights. Class 2 (residential) typically needs at least 2.7m floor-to-ceiling. Old industrial floors often have 4m+ slab-to-slab, which is great — but if you're trying to insert a mezzanine, you need closer to 5.4m to make both levels work.
- Daylight. Class 2 in NCC needs natural light to all habitable rooms. Deep-plan industrial buildings can have 30m floor plates with windows only at the ends. New light wells or atriums become structural surgery, not architectural detail.
- Acoustic class. Floors between apartments need a Discontinuous construction or specific RW + Ctr ratings. Concrete slabs are usually fine; timber floors over steel beams almost never are.
- Egress. NCC requires two means of egress from each apartment over a certain distance. Old warehouses often have a single stair at one end. Adding a second compliant stair eats floor area.
The structural moves that change cost most.
- Cutting new floor openings. Every new void for a stair, lift, or atrium means cutting the existing floor and supporting it. In a tilt-panel building with no internal columns, this can be straightforward. In a concrete-encased steel building, it can blow the budget.
- Adding a new level on top. Existing footings rarely have spare capacity for an extra level. Underpinning, micro-piling, or transferring loads through a new steel frame are the usual answers — all expensive.
- Splitting the floor plate. A 1,000 m² warehouse floor becomes 8–10 apartments. Each party wall is a structural and acoustic decision. CLT, double-stud timber, and concrete masonry all work; standard timber-frame walls rarely meet the acoustic spec.

Heritage and character constraints.
Industrial buildings in inner-city zones are often heritage-listed or in conservation areas. The street frontage, the saw-tooth roof, the original brickwork — usually mandatory to keep. The internal moves you can make depend on whether the heritage listing covers the interior or just the envelope. Get a Heritage Impact Statement before you commit.
When it does work.
The conversions that pencil out best share a few things:
- Slab-to-slab heights of 3.6m or more, allowing genuine residential ceilings with services hidden.
- Existing perimeter glazing or a roof form that can accept skylights without major structural intervention.
- Concrete or masonry construction, where structural alterations are predictable.
- A site that supports premium pricing — the conversion premium is real and only gets paid back at the top of the market.
The bottom line
Adaptive reuse is one of the most sustainable design moves available — but only if the bones of the building support it. The wrong warehouse with the right architect is still the wrong warehouse. Walk the building with engineer, architect, and acoustic consultant before you sign anything.
